At Gold Line Equity, we use a simple process called Subject 2 Financing. This is better known as "Take Over Payments". Unlike Short Sale, you do not have to clear the loan balance. Instead, you would take over monthly payments on an existing loan.
This saves the loan from foreclosure and also saves the homeowners credit.

What If I Just Want To Rent?

The loan stays in the original homeowners name. This means you are not tied down to the monthly payments if you decide to leave, which makes this program perfect for renters. The idea is to attain ownership of a home without the need for a credit check or large downpayment, for the same cost as renting, or in many cases even cheaper than renting! And because you do not assume the loan, you can leave at any time.
